Synopsis:

The subject provides basic knowledge about the functioning of the commercial and residential real estate market, supplemented by examples from practice in individual market segments. The development process and its individual phases from acquisition, through planning, own construction and exit - practical examples. Compilation of the cash flow of the development project. Financing options for development projects and existing investment properties, different aspects of individual types of investors in real estate projects. The development project consists of a description of the considered development in the specified area, including a layout design, market analysis, financing proposal, budget and project valuation. Development project (in the form of consultations during the entire semester)

Requirements:

Development project processing in a team, continuous consultation of partial parts. Final presentation.

Syllabus of lectures:

Real estate market, market research - basic categories, specifics of the commercial real estate market

Basic concepts of spatial planning, limits. ÚP as a basic element of developer construction and economic development.

The development process and its phases – Acquisition, Planning, Construction, Exit

Investment in real estate - investment strategy, types of investors, life cycle of investment real estate, including development

Investment performance measurement, benchmarking, expression of value and risk, investment decision-making tools

Real estate financing, bank loan products

Market valuation of real estate

Cash Flow Models, an investment approach to property value

Business plan and cash flow model over time, including sensitivity analysis

Innovation and real estate - examples of technological and commercial innovation, sociological changes, Certifications - SB TOOL, LEED, BREEAM and WELL

Presentation of development projects prepared by students

Syllabus of tutorials:

The content of the exercise is the processing and consultation of one's own development project.

The development project consists of a description of the considered development in the specified area, including a layout design, market analysis, financing proposal, budget and project valuation.

Technical part: real estate cadastre, spatial plan

Technical part: land restrictions, construction proposal

Economic part: costs, revenues

Economic part: economic efficiency

Presentation preparation, consultation

Study Objective:

The aim of the course is to provide students with basic knowledge about the functioning of the commercial and residential real estate market, supplemented by examples from practice in individual market segments. In the selected area, the students will try out the design of the development project.
