Synopsis:

Basic terms from the property appraisal area. Property appraisal methods, purpose and utilization, appraisal theory. Cost method, method of comparison, method of returns. Market value analysis - methods of final analysis of market value. Administrative price of real estates, property appraisal in banking, insurance industry, in business activities, in property administration.

Syllabus of lectures:

1. Basic terms in the field of real estate valuation

2. Valuation methods, purpose and use

3. Valuation theory

4. Cost method, wear and tear, functional and economic deficiencies

5. Comparison method, correction of compared properties

6. Revenue (income) method, analysis of revenues and costs

7. Analysis of market value - methods of final analysis of market value

8. Administrative price (found price, indicative value)

9. Valuation in banking, insurance, business activities, asset management

10. Valuation of easements and construction rights

11. Valuation of land

12. Residual methods, valuation in development

13. Expert opinion, real estate valuation report

Syllabus of tutorials:

For real estate, buildings, according to the student's choice, and the land of which it is a part, prepare an estimate of the market value of real estate using the cost, comparative and income method.

1.-3. Apartment unit incl. share in the land

4.-8. Family house / holiday cottage / holiday cottage / building / hall incl. of land and accessories

9.-12. Valuation of undeveloped land using the residual method

Study Objective:

To teach students theory and general methodology of three basic group of appraisal methods - cost method, method of comparison, method of returns and to apply for the real case of property appraisal.
